When the last trade packs up, a new build or remodel is "done" but not ready to live in. Fine drywall and sanding dust settles on every ledge and inside every cabinet, and there are stickers on the windows, paint and caulk specks on the floors, and debris packed into window and door tracks. A post-construction clean removes that so you, your buyers or your tenants can move in.

New builds vs. remodels

New construction: the whole home is empty, so we can reach every surface: inside all cabinets and drawers, closets and shelves, appliances, windows and tracks, floors edge to edge. This is common in the newer communities around Jacksonville and St. Johns County, and in new homes going up around St. Augustine.

Remodels: usually one or two rooms (a kitchen, bathrooms, flooring) in a home that is lived in. Dust travels well beyond the work area, so we clean the remodeled rooms in detail and the dust trail through the rest of the house: vents, fan blades, baseboards and the surfaces next to the work.

Post-construction cleaning checklist

• Construction dust: high and low dusting of walls, ledges, door frames, baseboards, vents, light fixtures and ceiling fans, then vacuuming and wiping so the fine dust doesn't just move around
• Stickers & labels: manufacturer stickers and tape residue removed from windows, glass, appliances and fixtures
• Window tracks & sills: grit, drywall dust and debris vacuumed and wiped out of window and sliding-door tracks; interior glass cleaned
• Grout & tile: grout haze and dust cleaned off new tile, floors and backsplashes; shower walls and glass wiped down
• Cabinets: inside and outside of cabinets and drawers, shelves and pantry, where sanding dust collects
• Fixtures: faucets, sinks, tubs, toilets, mirrors, hardware, switch plates and outlet covers polished
• Appliances: inside and outside of new appliances, with packaging residue removed
• Floors: vacuumed and mopped, with light paint or caulk specks lifted where it is safe for the surface

Honest note: every job is different. Heavy debris removal, paint overspray, hauling trash or exterior pressure washing are not part of a standard clean. Text us photos of the site and we'll tell you what is included before we come.

When to book

• After the last trade is finished, not before: if painters, flooring or electricians are still coming back, the dust comes back too. Book once the punch list is essentially done.
• Before the final walkthrough, closing, listing photos or move-in: leave a day or two of cushion in case the schedule slips.
• Utilities on: we need running water and power to clean properly.
• Big or dusty jobs: a second, lighter clean a week or two later picks up the fine dust that settles out of the air and the HVAC.
